The construction of Ilupeju Gardens Phase 2 is advancing steadily, with the carcasses of several buildings nearing completion towards the planned delivery of the project in the second quarter of 2027.
The development comprises 17 residential blocks, designed across three categories to meet different housing needs.
In a statement on Friday, the company explained that Type A comprises 4-bedroom maisonettes (1st–4th floors) with 1-bedroom penthouses on selected top floors; Type B comprises 1- and 2-bedroom apartments, while Type C comprises 3-bedroom apartments.
According to the company, the mix of unit types provides options for individuals, young couples, and larger families.
The company added that the prices reflect the size and layout of each, allowing buyers to select according to their budget and long-term plans.
“One of the project’s key strengths is its secure title structure. The development carries a letter of allocation directly issued by Lagos State Development and Property Corporation, ensuring clarity of ownership and documentation, an important consideration for home buyers and investors alike,” the statement read in part.
It added that, following the successful delivery of Phase 1, Design Union Limited is partnering once again with LSPDC to deliver the second phase of the development, which is located in Ilupeju.
The company stressed that the estate offers a calm, residential setting within Ilupeju, providing a practical alternative for families and professionals who want to live within the city while enjoying a more relaxed environment.
“Phase 2 adopts a pile foundation system, while Phase 1 uses a raft foundation. Finishing components are consistent across both phases and include long-span aluminium roofing, POP suspended ceilings, reinforced security doors, panel and aluminium-framed windows, and tiled floors. The construction focuses on structural stability, even flooring, and clean finishing,” it added.
It emphasised that both phases share established infrastructure, with additional recreational facilities being introduced alongside Phase 2 that include community halls with several retail shops, a swimming pool, a children’s playground, a gym, and a spa.
Each residential block equipped with an elevator, and facility management, including elevator maintenance, is handled by the residents’ association in collaboration with professional facility managers.
The estate features paved streets, covered drainage systems for efficient rainwater management, perimeter fencing, and controlled entry and exit gates.
Each unit comes with designated parking spaces. The 4-bedroom apartments are allotted two parking spaces each, while the other apartments are allotted one each. Additional visitors’ parking is available within the estate, along with staff quarters provided within the development.
With steady progress on site and infrastructural oversight from LSPDC, Ilupeju Gardens Phase 2 presents a carefully managed residential development for buyers seeking a secure and well-serviced home within Ilupeju.
